Realty Income is looking for an Investment Management Intern to join our in-house investment team for the summer of 2026. As an Investment Management Intern, you will gain hands-on experience in Real Estate investment management, fund analytics, and portfolio monitoring within a dynamic and collaborative environment.

What You Will Be Working On:

  • Supporting the analysis of performance metrics and preparing internal and external reports, including performance attribution of an open-end net lease real estate fund.
  • Assisting with portfolio monitoring, cash flow modeling, and capital account maintenance.
  • Contributing to the preparation of quarterly and annual fund financial projections and investor reports.
  • Collaborating with finance, legal, acquisition, and asset management teams to ensure data accuracy and consistency.
  • Assisting with investor relations activities, including responding to due diligence questionnaires and preparing presentation materials.
  • Participating in the quarterly valuation appraisal process and data room updates.
  • Supporting fundraising efforts and tracking investor engagement.
  • Performing ad hoc analysis and other duties as assigned.

What You Need to Be Successful:

We are looking for a student who will be a rising senior in the summer of 2026, pursuing a degree in Finance, Accounting, Economics, Business, Real Estate or a related field. The ideal candidate will demonstrate:

  • Strong analytical and quantitative skills, with attention to detail.
  • Proficiency in Microsoft Excel and PowerPoint; experience with data visualization tools (Power BI, Tableau) is a plus.
  • Excellent written and verbal communication skills.
  • Ability to collaborate effectively and manage multiple priorities.
  • Intellectual curiosity, initiative, and a proactive approach to problem-solving.
  • Interest in investment management, fund operations, and the Real Estate industry.
  • Prior experience or coursework in financial analysis, fund operations, or investor relations is preferred but not required.

This is a hybrid role with Monday, Tuesday, Wednesday, and Thursday required in-office.

The hourly compensation for this role is in the range of $21.00 – $25.00. Hourly rate determined by the candidate’s skills, experience, knowledge, education, and abilities.
